As of September 2026 the property route remains the most popular Golden Visa path since its 2019 introduction, and eligibility has loosened further: mortgaged and off-plan property now qualify once the certified value clears AED 2 million. What the UAE Golden Visa actually grants

This is a residence permit: a 10-year, renewable right to live in the UAE, not a passport and not a step toward one in the ordinary sense. It is administratively separate from a rare, invitation-only UAE citizenship-by-naturalisation track introduced by a 2021 legal amendment, which is Cabinet-nominated for selected investors and specialized talent only. It is not a standard application process, is not property-investment-based, and is not something Gold Visa World or any advisory firm can apply for on a client's behalf.

How the process runs

Applications for the property route are processed through the Dubai Land Department in Dubai, or the equivalent land department in other emirates. The federal authority behind the wider Golden Visa scheme is the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP).

There is no mandatory interview for the standard property route. Approval is largely valuation- and compliance-driven: the property needs a certified value at or above AED 2 million, and if the property carries a mortgage, the bank or developer must issue a no-objection certificate. A federal circular removed the older requirement to have paid 50% of the property value upfront, which opened the route to more mortgaged and off-plan purchases.

Property-route filings do not carry a Caribbean-style mandatory licensed-agent requirement in the same legal sense. The Golden Visa suits investors and families who want fast, tax-efficient UAE residency and lifestyle access without wanting to acquire a new nationality or complicate an existing one. A residence permit raises none of the dual-citizenship legal questions that a second passport does, which is why it is often the cleaner recommendation for Indian applicants, whose own law does not allow dual citizenship, and for Egyptian applicants, who often evaluate it alongside Caribbean CBI given regional ties and shorter travel times. It also comes up often for Nigerian and other clients who want EU or UAE residency and lifestyle access without pursuing a new passport, once their budget clears the AED 2 million threshold or the equivalent European fund and property minimums.

It fits less well for anyone whose actual goal is a new passport, visa-free travel on a different nationality, or an exit from their current citizenship. None of that is on offer here.
